Signs Your Therma-Tru Window Installation Is Failing

• Sash drops or won’t stay open. The balance assembly has lost tension. In Therma-Tru double-hungs, this is usually a coil spring or constant-force balance failure. The sash weight exceeds what the remaining spring can hold, and the problem worsens in humid months when wood sashes absorb moisture.
• Water on the interior sill after rain. The glazing bed or exterior bead seal has separated. In Sunrise, this often traces to UV degradation of the glazing tape combined with thermal cycling; the south and west exposures fail first.
• Fog between the glass panes. The insulated glass unit seal has failed. Once argon or air mixes with exterior humidity, the desiccant saturates and the view clouds permanently. This is not repairable; the IG unit must be replaced.
• Frame corner gaps or visible daylight. The installation flange or shimming has shifted. This happens when the original rough opening wasn’t back-flashed correctly, or when the sill pan slopes toward the house instead of away. We see this in Sunrise homes built during the 2004-2007 construction wave.
• Difficulty locking or unlocking. The sash lock or keeper has worn out of alignment. Often the symptom of a sagging sash, not a hardware defect; replacing the lock without addressing the balance will repeat the failure.
